★ Where everything sits
Utah County sits south of Salt Lake, wrapped around Utah Lake. The Lake Mountains split the county into two distinct halves — Utah Valley on the east (Provo, Orem, Lehi) and Cedar Valley on the west (Eagle Mountain, Saratoga Springs). The cities feel different. The drive between them is shorter than you'd think.

Utah County splits down the middle. Utah Valley — Provo, Orem, Lehi — runs along I-15 and feels established: tech offices, universities, older neighborhoods, a real downtown.
Cedar Valley — Eagle Mountain, Saratoga Springs — sits on the other side of the Lake Mountains. Newer, bigger lots, more open sky. If you want a yard and a view, you're heading west.
Utah County runs slightly above the national average — almost entirely because of housing. Median home prices range from the high $500Ks in Cedar Valley to $700K+ in parts of Lehi and Alpine.
Expect HOAs in most newer neighborhoods (modest, usually $50–$120/mo) and watch for SID/PID bonds on brand-new builds — your title company will surface them.
Three corridors carry the whole county: I-15 (everyone's first choice), Mountain View Corridor (faster on the west side), and Pioneer Crossing / Bangerter.
Cedar Valley to Lehi tech jobs runs 20–35 min. Cedar Valley to downtown SLC runs 45–60 min at rush hour. Not nothing — but predictable once you learn the patterns.
The county is served primarily by Alpine (the state's largest), Nebo, Provo City, and the newly formed Lake Mountain district. Quality is generally strong; zones are address-based.
Outdoors is the lifestyle: trails, lakes, mountains, mountain biking. The community skews LDS, but the food, retail, and restaurant scene are growing fast — it's much less monoculture than it was ten years ago.
